Reframing Broadway

This project reimagines Broadway as a vertical sequence of urban experiences, investigating how the avenue’s historic adaptability and diagonal geometry can be translated into a 70-story mixed-use skyscraper utilizing the new M1-8A / R12 zoning envelope and New York City’s strict zoning regulations as active design drivers. Grasshopper scripts were implemented to manage zoning parameters, verifying FAR allocation, tower coverage, and setbacks in real-time, transforming parameters and constraints into a sculpted, distinct form. By integrating solar, wind, and view analyses in the Building Information Modeling, the tower’s geometry was optimized for comfortability and prioritized sightlines toward the Empire State Building. These data inputs directly informed the articulation of the terraces and the ventilated facade. Grounded by a rational 33-foot structural grid, the program reflects the city’s density. A public market at the base extends the street life indoors, transitioning upward into flexible office plates, and culminating in varying residential configurations.
