The course will cover NYC Zoning from it’s inception in 1916 until today. It will cover the basics of zoning, from Residential, Commercial, Manufacturing Districts , Use regulation, Density, Special Purpose Districts to Privately Owned Public Space and the use of Air Rights. The students will be guided step-by-step through the maze of the NYC zoning resolution and learn about As of Right and Special Permits. Emphasis will be made on how to use zoning tools and incentive zoning to maximize Floor Area of a development.
The course will cover the new zoning sections such as the Mandatory Inclusionary Housing and Zoning for Quality and Affordability, and will analyze the impact of zoning in real estate development.
Recommended for RED students.
