Affordable Artist Housing

Our approach to housing in the South Bronx involved creating a diptych between affordable units and artist dwelling. Affordability was achieved by shrinking unit sizes and giving back in the form of communal workspaces for artist inhabitants. The form and aggregation of the project emerge from a combination of structural logic to maximize access to air and light with a layered interior space for collaboration, leisure, and celebration of a community. A diagrid structure allows for aggregation along a diagonal optimizing access to light and air. A modular construction methodology using mass timber and steel was developed to reduce unit cost and the flexible structural framework allows for re-appropriation and utilization by the residents. We developed several unit types for living and communal use that exploited the potential of the space frame. A richly programmed ground floor engages the community while vibrant interiors bolster art and collaboration within the scheme.
