SANCTUARY AT DIANSHAN LAKE

Sanctuary at Dianshan Lake is a 94,543 sqm (1,017,661 SF) luxury waterfront masterplan in Shanghai’s Qingpu District, delivering 150 ultra-low-density residences and a 1,600 sqm retail node across Garden Condos, Canal Townhouses, and a public waterfront promenade. The investment thesis rests on three converging forces: Shanghai’s 56.1% YoY supply contraction in Q1 2025, Huawei’s RMB 10B R&D Center anchoring 35,000 highly compensated professionals within 30 km, and a regulatory envelope (0.47 FAR cap, Villa Ban, Class I water protection) that renders the parcel legally non-replicable. Density is concentrated on the West Plot to anchor near-term absorption, funding the scarcity premium of the East Plot’s waterfront townhouses. A continuous public promenade rejects the gated-compound default in favor of shared amenity. Total capitalization of ¥907M ($136M) generates a projected GDV of ¥1.62B ($242M), delivering a 22.53% LP IRR over a 19-month execution window.
