Case Study Studio

Case Study Studio gives MSRED students the opportunity to work collaboratively on real world development sites. The studio focuses on project feasibility and helps hone the required set of development skills.

 

San Juan Salud –For a historic Hospital in the Santurce District of San Juan in Puerto Rico, MSRED Teams had three weeks to purpose concepts to revitalize the Salud courtyard building, and to re-use the adjacent Paramount Theater, both now abandoned. The 3 week schedule produced Scenarios with higher densities –including Residential and Boutique Hotels--- to produce capitalized cash flows sufficient to both restore the historic Salud for commercial retail /entertainment uses, and the Theater for cultural use.

 


Brooklyn In-Fill -A small in-fill “broken tooth” site in Brooklyn required each MSRED Team to decide on a Zoning / Density approach, and to prove comparables for Residential. Teams were mandated to determine financial feasibility –including a Condo vs. Rental “fall -Back” analysis. The 2-week schedule required rapid evaluations of local markets and pending competitive supply of new product.

 

 

Kalahari Site Harlem—MSRED Teams saw the actual solution for a large thru-block affordable Housing and Community Retail site in Harlem –and were asked with a two week deadline to counter-propose a solution which could increases density in exchange for improved architectural features, open space, retail amenities, and community services.

 

Javitts Convention Headquarters Hotel-Given the actual Draft RFP for a new 1500-1800 room Headquarters Hotel on an actual site adjacent the NYC Javitts Center, MSRED Teams had 3 weeks to propose both a financial deal to the NYC EDC--and concept solutions for extensive meeting and banquet facilities, and methods / costs for significant infrastructure and site constraints.
